Renting a Room? Your Florida Homestead Exemption May Be at Risk
Imagine receiving a letter from the Sarasota County Property Appraiser notifying you that you have been dodging taxes on your homesteaded property and now owe more than $64,000 in fines and back taxes. This actually happened to a Sarasota home owner!
Florida is one of only four states that offer homeowners the Homestead Exemption property tax benefit. To qualify for the exemption, a person can only claim one permanent residence and it is presumed to continue until it is demonstrated a change has occurred. Renting an entire permanent residence, and/or renting out a portion of the property, may constitute a change resulting in the removal of the Homestead Exemption resulting in a higher property value tax assessment.
If it is determined that a property is not entitled to a full homestead exemption, it shall be the duty of the local property appraiser to collect previously exempted taxes against the property, plus a penalty of 50% of the unpaid taxes for each year and 15% interest per annum.
