Leading in New Construction Luxury Homes |
Andrew and Natalie, along with real estate developer, Elizabeth Seymour, and Elegant Custom Homes builder, Mike Bachman, are featured in this month's Scene Magazine. Andrew recently sold two of Ms. Seymour's new homes -- one newly finished in McClellan Park, and the other currently under construction just east of downtown Sarasota in Paver Park.
The "triumphant trio" are bullish on Sarasota's East of Trail. "It's a very desirable location undergoing an exterme makeover as professionals who want to live close to work, schools and recreation demand beigger and better homes," explains Andrew. "In the last year, 11 new construction homes sold in Arlington Park ranging from $1M to $2.9M." |

FIGHTING FOR FLORIDA'S WATER QUALITY |
|
Big Sugar is Suing Everglades Restoration Project
They want the water for field irrigation |
After decades of planning, the Everglades Agricultural Area Reservoir project, called "the crown jewel of Everglades restoration," is underway. It is the single most important project to store, clean and send water south from Lake Okeechobee into the Everglades, helping restore South Florida's natural freshwater flow. The reservoir will provide water to America's Everglades, recharge the aquifer that provides drinking water to South Florida residents, and help balance the salinity of Florida Bay.
Three big sugar companies -- United States Sugar Corporation, Florida Crystals and Sugar Cane Growers Cooperative of Florida -- are suing to divert water from the resrvoir to their sugar cane fields. They claim they are owed a specific amount of public water for irrigation from Lake Okeechobee and that the EAA Reservoir could serve exclusively to fulfill that demand -- rather than what the project was designed to do.
Captains For Clean Water, a grassroots nonprofit organization that fights to restore and protect Florida's water resources, produced a video that explains the EAA Reservoir project and the Big Sugar lawsuit to hoard its water. Click below to watch: |

THINKING OF DOWNSIZING? |
|
Living It Up by Downsizing
Free up time for hobbies, travel, date nights
and enjoying life
|
The decision to downsize is often driven by a desire for greater simplicity and ease in daily life. By moving to a smaller home, one can shed the responsibilities of managing an oversized property, and free up time and energy to focus on hobbies, travel, date nights and enjoying life. Additionally, the financial benefits of downsizing can be significant, as the sale of a larger home can provide funds to make huge progress with financial goals.
If you're curious about whether downsizing your home could change your life for the better, start by finding out how much your home is worth. I can provide you with a detailed comparative market analysis that shows you how much homes similar to yours in your area have sold for -- giving you the information you need to decide what's best for you and your budget.
I welcome the opportunity to meet with you for a complimentary consultation. |

FLORIDA PROPERTY LAW |

New Anti-Squatter Law
Big Win for Florida Property Owners |
Last week, Governor Ron DeSantis signed HB 621, which protects property rights, provides homeowners remedies against squatting, and increases penalties on squatters. Under HB 621, a property owner can request law enforcement to immediately remove a squatter from their property if certain criteria are met. In Florida, it will be quick and simple to reclaim your home from squatters, avoiding costly delays, litigation, and missed rents. HB 621 also creates harsh penalties for those engaged in squatting and for those who encourage squatting and teach others the scam. |

5-STAR REVIEW |
|
"Our experience with Nancy Endara at Laughlin Tanner Group was outstanding. She is a pleasure to work with and her expertise and knowledge of the Sarasota market is unmatched. She is very creative and guided us every step of the way. Our condo had been listed for six months with another agency. After listing with Nancy and following her advice on how to market it, our unit sold in three weeks for asking price! She spent time with prospective buyers diligently answering questions and providing information they requested. She has an extremely high level of integrity and professionalism. The team at Laughlin Tanner did an outstanding job positioning the condo to sell and marketing it. We highly recommend Nancy and the Laughlin Tanner Group." - SN |
