2026 Florida Property Tax
Amendment 3
What is it? Separating fact from fiction. |
You may have heard that Amendment 3 would eliminate property taxes in Florida. It won't. Here's what it would actually do if voters approve it on November 3:
- Higher homestead exemption benefit. The exemption on non-school taxes would increase from $50,000 today to $150,000 in 2027 and $250,000 in 2028, then adjust for inflation.
- School taxes don't change. The larger exemption applies only to non-school levies.
- Second homes get a lower cap, not the exemption. Annual assessment increases on non-homestead property, including second homes, rentals, and commercial property, would be capped at 5% instead of 10%.
- New residents wait. Anyone who isn't a Florida resident by December 31, 2026 would receive the current exemption first, and the larger one would begin in their fifth year of exemption.
- It needs 60% of voter approval to pass. A simple majority isn't enough for a constitutional amendment.
- It takes effect January 1, 2027 if approved.

Construction on the Nathan Benderson Park Multi-Sport Complex and Boathouse is set to begin this fall, with completion targeted for summer 2028, in time to host the World Rowing Championships. Plans include a new boathouse and eight indoor basketball courts that convert to 16 volleyball courts, along with training, medical, and event space.

| Scammers are now using AI to clone voices and fake documents, making wire fraud schemes more convincing than ever. Real estate fraud losses climbed to over $275 million last year, and Florida ranks among the highest-risk states in the country. The most vulnerable moment comes between contract and closing, when payment instructions are shared by email. Treat any change to wiring instructions as a red flag, and always verify directly with your title company or closing attorney using a phone number you already have on file. Owners of vacant or investment properties should stay especially alert. |

For high earners in high-tax states, Florida residency can change far more than a tax bill |
| For high-income households, moving to Florida can change how much money they keep each year far more than many people expect. In a recent Wall Street Journal column, economist Stephen Moore estimated that a very high earner in California or New York City keeps roughly 46 cents of each additional dollar earned, compared with about 60 cents in a state with no income tax. That's about 30% more take-home income, and the difference repeats every year. |
